Terms & Conditions

Please read the following terms and conditions carefully before making your booking. If you have any questions please do not hesitate to contact us using the form on the right or through contact us.

  1. The minimum stay varies from 2 to 5 nights depending on villa and month.

  2. 25% deposit is required to secure a booking, 100% deposit for bookings less than 60 days.

  3. Full settlement of remaining balance is to be made 60 days before date of arrival.

  4. Cancellations are accepted only before 60 days and you will forfeit your deposit.

  5. Damages to property and contents are the sole liability of the tenant. An inventory of items is accessible on the premises. A deposit against damages of €500 will have to be left with the owner on check in by Revolut or otherwise by bank transfer prior arrival. These will be refunded within 5 days if no damages to the property are incurred. An inventory of items and furniture in the villa can be found in each villa.

  6. Check in time is strictly from 03.00pm – Early check in is subject to availability.

  7. Check out time is strictly by 09.30am – Late check out is subject to availability and additional fees will apply.

  8. VAT at 7% is included in our prices.

  9. Additional charges apply when paying through PayPal as our fees are net.

  10. Air conditioning (cooling & heating) in Villa Watersedge can be added at €20 per night while in all other villas by means of a pay/use machine with €10 daily given free.

  11. WIFI is free.

  12. Villas are pet friendly (Max. one pet per villa) - €75 pet fee applies.

  13. No parties/disco are be held in the villas and no loud music is allowed as villas are located next to third party properties. Maximum number of persons booked is not to be exceeded unless this is approved by the owner of the villas. In case of breach of this condition the villa will have to be vacated immediately and any payments will be lost.

  14. Smoking is prohibited inside and is permitted only outside in pool and terrace areas only.

  15. Any sun creams or tanning oils are to be removed before using the pool as these will make the pool unclean and cloudy. Pets are not allowed in pool.

  16. Villa must be left as cleaned as possible; excessive dirt will result in €75 fee which will be taken from the damages deposit. Extra cleaning, including linen change is charged extra at the rates indicated on the booking form. Garbage must be taken outside as per daily schedule found in the villa. The following fines are applicable and will be taken from the damages deposit:

    • €300 – If guests smoke inside.

    • €150 – If pets swim in the swimming pool/Sun cream or tanning oils are found in swimming pool.

    • €75 – Excessive dirt incl. pet hair/dirt; villa must be left as clean as possible and dishes/cutlery must be washed with no food leftovers.

  17. Any broken items including glassware and plates will have to be paid from the damages deposit as per inventory booklet found in the villa.

  18. We reserve the right not to accept any booking without having to specify a reason to the tenant.

  19. Users placing their booking via www.holidayvillasmalta.com agree that their personal and contact details are stored confidentially for future communication including promotional purposes.

  20. Roof terraces are not accessible due to Health and Safety regulations

  21. Pursuant to the General Data Protection Regulations (Regulation EU 2016/679 of the European Parliament) ('GDPR'), the Company is obliged to receive and process personal data with strict confidence and in line with the requirements of the GDPR. The data subject has certain rights inherent within the GDPR and to that effect, the Company has an internal Data Protection Policy in place which has been designed to cater for the requirements of GDPR.
